Pricing

One contingency fee, charged only when we win. Castellan charges a share of your first-year property tax savings, set by state — 30 – 35%. Nothing is owed up front, and if the appeal produces no reduction the fee is $0.

The same share applies to any prior-year overpayments or refunds we recover. Rates are quoted in writing in the Services Agreement before you sign, and that signed document controls.

What is not charged

There is no setup fee, no subscription, and no charge for the assessment analysis — we run it whether or not it turns into a filing. If your property is already assessed in line, we tell you and file nothing, and that costs nothing.

Your signup covers every year rather than a single appeal: we re-check the assessment each cycle and file when the numbers support it. You can cancel at any time, and you are only charged in a year we win.

What does Castellan charge?
A share of your first-year property tax savings, set by state: 35% in California, 30% in Georgia, 35% in Florida. The same share applies to any prior-year refunds we recover. There is nothing to pay up front, and if the appeal produces no reduction the fee is $0.
Is there any charge if you do not win?
No. The fee is pure contingency. The assessment analysis is free whether or not we find a case, there is no setup fee, no subscription, and no charge for the analysis itself. If we find no case we tell you, and there is nothing to pay.
What is the fee measured against?
Your first-year tax savings — the difference between the tax on the original assessed value and the tax on the reduced value, for the first year the reduction applies. Where we also recover a refund for a prior year, the same share applies to what is actually recovered.
Where is the rate written down?
In the Services Agreement you sign, quoted in writing before you sign anything. That signed document controls. The rate shown here is the rate the agreement is generated from.
Do you charge more for commercial properties or portfolios?
No. The rate is set by state, not by property type or size. There is no minimum property size, and one agreement can cover a whole schedule of properties, each screened separately.
