Send your property list.

Addresses and owner names, plus the rent roll and cash flow exports if you use AppFolio, through one upload link that is yours to keep. We check every building against the county's records and tell you which owners have a case.

Forward one note to each owner.

We write it, with the owner's own link inside. They sign once, online, and we handle the appeal from there: evidence, filing, the hearing.

Collect your referral fee.

Paid on every fee we collect from an owner you introduced, every year we win for them.

Everything between those steps is ours.

What you get paid

  1. A referral fee of 15% of our collected earnings from owners you introduced, for as long as you manage the building.
  2. The fee we charge your owners is the same as our publicly listed price, and their agreement tells them in writing that you receive a referral fee.
  3. Paid within 30 days after we collect from the owner. Nothing is owed to anyone until we win an appeal and the owner pays, which depends on when the county decides.

Questions

Does this make me a tax agent, or need a license?
No. A tax agent is someone who communicates with the county on an owner's behalf, and you never do. Referring a client to us is not an act that needs a real estate license. You do need to tell your owner, in writing, that you receive a referral fee. We make that easy: it is written into the owner's agreement, and we give you the sentence to use.
Does my owner pay more because you pay me?
No. Every owner pays our published rate, the same one on our pricing page. The referral fee comes out of our side.
What if an owner already has an appeal firm?
Forward them the note anyway. Most firms ask the owner to re-engage and send paperwork every year. With us the owner signs once, we work from your records, we check every year, and they pay only when we win. Many switch. If they stay with their firm, we file nothing.
What happens in later years?
The owner stays on monitoring: we check their assessment against the county's records every year and appeal again whenever it is worth filing. Your referral fee continues every year we collect, for as long as you manage the building.
Can an appeal raise an owner's assessment?
In some states a board can raise a value as well as lower it. We only file cases the county's own data supports, and we tell the owner before any hearing if we think that risk is real. The owner can withdraw at any time before a decision.
